Help identify my Asian Pear issue please

I started to notice that some of my leaves have spots and some of the fruit have some type of rot.  I was going to spray with some Neem Oil but wanted to check before I did.  The tree is 3 years old and this will be the first time I did not prune off all the buds.

Welcome to the HOS forum, snteran.

I think that spraying with Neem oil might help.  Where are you located? That can help in the mystery.

I haven't seen this issue before, but I do grow Asian pears.
